Designing for real life

We are XS architects. We design for real life. We create places that don’t just look good, but where people love to be. We design shops, offices, restaurants, homes and multifunctional buildings. We work in the Netherlands and far beyond.

Our services

  • BIM

BIM is changing the building world. We work in one shared model, so design, engineering and construction connect and problems are solved before building starts.

  • Architecture

We design for both new construction and renovation. Our focus on routing and logistics leads to buildings that fit their function perfectly, with flexibility and sustainability at the heart of our approach.

  • Concepting

A concept translates a brand into a space. We think along from the very first idea, test it in test fits and make sure the concept works in every building and at every scale.

  • Interior

We prefer to design the building as a whole, the exterior together with the interior. It gives us room to create the best experience for guest and host. Our work concerns the exterior, the interior, the use and the experience.

  • Project management

Depending on the size and repetition of a project, we manage it ourselves or with one of our regular partners. Transparency and optimal chain cooperation always come first.

  • Permits

We handle permit applications, keep in touch with the municipality and act as Architect of Record, the local point of contact for foreign designers and brands.
